The building serves as a retail space with multiple retailers per floor. 4. Briefly describe the extent and nature of the work performed or to be performed (use additional sheets if necessary): A new restaurant tenant, Convino, is modifying the ground floor rental space of an existing downtown, multi use (retai I/business/restau rant), 4-story building-Thornes Marketplace. The proposed restaurant will be located in the rear lowest level of Thornes. Thornes is on a sloping side with a front entry on Main Street, 2 levels above this project level. The renovation includes the addition of a commercial kitchen, 3 new toilet rooms (2 accessible), a new bar, and seating. There are 70 proposed occupants with 2 required means of egress. Because the space currently only has 1 means of egress, we are proposing the addition of 1 new egress/entry. The existing rear ground floor entry into Thornes Marketplace is currently fully accessible and will remain. The proposed new egress will be a door and ramp on the exterior wall of the tenant space. The door will be installed in an existing window opening in the 24" thick brick-bearing wall. Because of limited space we would like to install_the entry door in the middle of the new ramp. The ramp slope will be 1:12. We will install handrails and a power door operator. We request a variance to locate the entry door in the middle of the ramp. We request a variance to eliminate the 60" level floor space on both sides of the entry door. We request a variance for clearances on either side of the door-The door opening is limited to the size of the existing masonry opening and we have less than require clearance to the side of the pull/push of the door. We propose a power door operator. We request a variance to eliminate the edge protection on the ramp-the proposed ramp will be constructed of diamond plate steel and will have sloped sides to better blend into the existing sloped sidewalk. The steel will be verb durable, will not require footings, and will feather smoothly to the existing sidewalk. The exterior portion of the ramp will be approximately 5 inches tall at the highest point and will slope down to the existing grade. 7.
