David,
I'm only going to review the first part of your application; remodeling the existing single family and converting the
existing garage into a dwelling. The second part is too complicated for simple answers, except to say it likely
could be done but the lots would need to be divided first and the project would need zoning and planning board
approvals.
You can convert the existing single family into a two family with just a building permit . Converting the garage to a
dwelling unit would be creating a separate single family, not an accessory apartment (accessory apartments are
only allowed as accessory to a single family home). Adding another principal-use building to the parcel would
require site plan approval by the planning board. In this case, converting an accessory building (the garage) into a
principal-use building (a separate dwelling unit)would fall into that category.
The requirement for site plan approval by the planning board is part of a set of amendments to the recent zoning
changes.

68 Hatfield Street, Northampton:
Phase 1: Please note currently remolding existing home at 68 Hatfield into a duplex and want to use
existing garage as an accessory dwelling. This would be on existing lot. See#1 Parcel B using current
driveway and curb cuts.
What necessary permitting is necessary?
Phase 2: Eventually divide 68 Hatfield into 4 lots each over 7500 square feet, all with approximately 65
linear feet frontage and again using existing curb cuts(6 units on 6 lots does work but I think this option
is the best fit). On these 4 lots, would one two story 36 X 32 duplex each, and one accessory dwelling.
Enclosed is a 2 page colored rough site plan.
I will ask for your input and what zoning code would be necessary and maybe you could
forward those links to dimccutcheon @comcast.net. And please feel free to mark up my site plan.
Can you give me answer to the following:
• Do I need four parking for each duplex and one for each accessory dwelling or 2
• Can I put an accessory dwelling above a 2 car garage (under 20' high)
• What setbacks apply to this 2 car,dwelling and accessory building
• If on 1 lot I have a duplex dwelling, can I also have a 2 car garage/dwelling unit and a
two car garage—3 building total? (see lot#2)
• If I get necessary permits for my 4 lot site plan can I phase it or release one lot at a time
for bank loan?
Must I have a common drive for lot 1 &2 or 2 drives running parallel with common
parking, using existing curb cut?
