I also enclose a copy of the deed for 244-280 King Street, Assessor's Map, lots 50, 51, 52 and 76, a sketch showing the off-site parking at 280 King Street and an open space calculation. The attached calculations show 26% open space. The requirements of Table 6-1 are 25% or 30% depending on how the differentiation of the HB requirements are read. Included in the 47,000 square feet designated as "customer, used, display" is an undesignated area fifty-five feet by one hundred feet behind the building. This decreases the area covered by buildings, structures, driveways and designated storage and parking to 103,900 square feet. The total lot area is 148,975 square feet. This yields an open space area of 45,075 square feet,or 30.26 percent. By copy of this letter, I am sending copies of the enclosed plan to the Northampton License Commission, which has requested a copy of the plans for the storage at 280 King Street, as well as a copy of the approved Zoning Permit for 135 King Street.
