Building Envelope Issues Academy of Music Dear Mr. Robinson, The Academy of Music is facing several structural , safety , accessibility, and building envelope problems that must be addressed to insure the structure's continued public occupancy. The structural issues are a. The stage pin rail system is showing signs of deflection , this must examined by a structural engineer before use can continue. b. The roof truss assembly is also showing signs of deflection from use. This supports the "fly”mechanisms for the stage and must be examined by a structural engineer. The building envelope issues are: a. The north side of building near portico, brick work shows extensive signs of"freeze Thaw" cycles. The mortar is missing and is being pushed out of the joint by water entering freezing expanding. The gutter work on this side of the building is non existent. Gutter work must be installed to protect brick work from water runoff. The brick work must be re-pointed before more mortar is lost causing brickwork to fail. The longer this work is put off the more expensive it will be to repair. This must be done as soon as possible. b. The existing fire escape should be examined by structural engineer. c. Brownstone Masonry Repairs ➢ Repair existing damaged and deteriorated brownstone with one-component, cementitious, non-sag, mineral-based repair mortar to match existing color, finish, texture and tooling. ➢ Rake existing deteriorated and washed out mortar joints and re-point with new restoration re- pointing mortar to match existing. Terra Cotta Masonry Repairs ➢ Repair existing damaged and deteriorated brownstone with one-component, cementitious, non-sag, mineral-based repair mortar to match existing color, finish, and texture. ➢ Rake existing deteriorated and washed out mortar joints and re-point with new restoration re- pointing mortar to match existing. Maintenance and painting has occurred which P appears to have limited wide spread deterioration and decay. Some deterioration is evident on the exterior wood sill framing and trim due to water sitting on the brownstone and terra cotta masonry sills. Most of the operating windows are functional but are cumbersome to operate considering the age of the units and their repeated use through the years. The glazing is single pane and is not thermally efficient. Some glass units are cracked and broken. The glasses in windows in the Theatre and Stage areas have been completely painted and some instances covered with plywood. Doors The existing doors are in similar condition to the windows. Some decay of the wood frames and trim have occurred at the base of the doors. Again, the doors are functional, but are not thermally nor efficient. Some of the doors located on the East and West sides have been further boarded with plywood. Marquee The existing marquee was installed in 1974 and would appear to have been designed and styled for that period. The marquee is functional as it brightly displays the current event in the Theatre. However, the structure is worn and is exhibiting signs of deterioration. The steel angles supporting the sign are rusted and deteriorated. RECOMMENDATION SUMMARY Front and Middle Slate Roof ➢ Replace existing slate roof with new 12" x 18" slate, unfading Spanish Black. Provide new plywood sheathing, new self-adhering bituminous membrane, 30-1b felt, new pre-patinated copper gutters and downspouts, flashings, snow guard. ➢ Replace existing flat seam metal roof with new single-ply thermoplastic olefin membrane roofing, PIN with new membrane flashings and accessories. Stage Tower Roof ➢ Replace existing gutters and downspouts with new pre-patinated copper gutters and downpouts to match existing. Page 5 pa n Preliminary Design Report Academy of Music Theatre Northampton,Massachusetts Damage and deterioration has occurred mainly to the brownstone block units at the base of the building. It would appear that most of the deterioration has occurred due to weathering resulting in cracking, spalling and exfoliation. Other damage would seem to be attributed to man made forces. The most visible damage occurs at the knee wall supporting the drive-through canopy on the West Side of the building. In all cases most of the mortar joints are deteriorated and washed out. The brownstone faVade panels are in relatively good condition. At areas where significant water infiltration (due to gutters) has occurred, the panels are pulling away from the back-up wall and r displaced. Mortars joints are also deteriorated and washed out. Minimal cracking, spalling and exfoliation has occurred. The tooled finished brownstone band courses, moldings and window sills appear to be in good condition. Again, where water infiltration has occurred some units have pulled loose and are displaced. Also, mortar joints are deteriorated and washed out. The terra cotta pieces consists of parapet coping caps, parapet balusters, cornice moldings, decorative placards, inserts and pilasters. There are various degrees of damage and deterioration that has occurred with these elements. The most severe damage occurs at the parapet, where the balusters are cracked, spalled, exfoliated and displaced. The pommels along the top of the parapet are missing in two (2) locations. The copper metal cap flashing covering the raking cornice of the front pediment is loose. a- It appears to have allowed water infiltration to enter behind the terra cotta cornice piece and into the mortar joints. The pieces appear to in acceptable condition but slightly displaced. The decorative placards, inserts and pilasters are all in relatively good condition, exhibiting some minor cracking and chipping. The glazed brick facade and pilaster areas are in relative good condition, except for those areas where moisture infiltration has occurred above. Some of the bricks are cracked, crazed, spalled and slightly displaced due to deteriorated and washed out mortar joints. The common red brick areas at the middle and rear portions of the Theater exhibit some signs of deterioration, particularly at the south end of the building. In these areas, the bricks are soft and absorbent. However, most areas appear to be in condition, including the corbelled cornices. It appears that re-pointing work was performed within the last few years. Again, where moisture infiltration has occurred, the mortar joints are deteriorated and washed out resulting in some partial displacement of brick. Throughout the exterior facade, efflorescence is evident. This condition can be attributed to moisture infiltration entering from the existing deteriorated roofing, gutters, and flashings and washing out the mortar joints from behind the facade. Organic vine growth exists in many areas, particularly the rear portion and contributes to the deterioration of the masonry. Fire Escapes The existing fire escapes are rusted and corroded. Several connections and steel elements are cracked, broken or missing. Page 4 ON Preliminary Design Report Academy of Music Theatre Northampton,Massachusetts The shingle roof system over the Stage Tower is relatively new (approximately 3 years old) and is good condition. The flashing around the roof hatch was not installed properly and needs reworking. The exterior wood rake and fascia trim and moldings are decayed and deteriorated. The standing seam metal roof systems at the back storage area and West Side of the theater are aged, rusted and visually distracting. The gutters and downspouts are completely deteriorated and decayed. Exposed roof wood rafter tails exist at these roof locations. The West Side is exhibiting some deterioration and decay of the wood. However, the wood rafter tails on the back storage area are extremely deteriorated and decayed. Drive-Through Canopy PO The existing canopy roof consists of 6-inch wide red clay the and asphalt shingles. It appears that the asphalt shingles partially replaced the existing clay tile. The north gable end tympanum is covered with clay tile and the south end covered with wood shingles. Some of the clay tiles are cracked, broken or missing. The fiberglass shingles appear to be relatively new and are in good condition. The wood shingles appear to have been untreated and try dry, and worn. The existing painted wood trim and moldings are in poor condition. The wood is deteriorated and decaying. The existing wood columns are also in varying degrees of deterioration and decay. Roof Structure The existing 2x8 wood rafters and wood truss roof framing appears to be in relatively good condition. Some cracking of the sub-beams has occurred where notched over the existing trusses. There are four locations where steel truss anchors were installed, but were never attached interior face of the brick masonry stage wall. The roof framing would appear to be in acceptable condition to remain as is with some minor repairs. Masonry & Related Items The exterior masonry consists of an interesting ensemble of units, which contain common red brick, glazed-faced brick, brownstone, and terra cotta pieces. The brownstone elements consists of stone blocks at the base of the building, stone panels which form the front and side facades of the front portion of the theater, and intermittent band courses, moldings and window sills throughout the remainder of the exterior facade. W Page 3 Preliminary Design Report Academy of Music Theatre Northampton,Massachusetts Mr., Lyman made many other gifts to local institutions, including Smith College, The Home Culture clubs when George W. Cable was their sponsor, the Unitarian church and others. Lyman died in Brooklyn, January 20th, 1899. The Academy of Music Theater housed live performances and theater from the turn of the century to 1942, when film became the main entertainment. Limited live performances were offered since then, until moderate renovations occurred in the 1970's. Present day, the Theater's primary entertainment remains film, however, live theater and performances can be seen. OBSERVATIONS of EXISTING CONDITIONS FPO Roofing & Related Items The existing slate roof is approximately 108 years old. Evidence of the age of the slate was found during test cuts, where an individual slate was inscribed by what may have been one roofers that installed the roof, dated 1893. The slate roof is exhibiting signs of where and deterioration. Many slates are cracked, split, broken or missing entirely. Numerous repairs are evident on the West side of the roof, where differing slate where used to patch broken slate and asphalt mastic has been used as well. The East side appears to be in relatively good condition compared to the West side, however, repairs and deterioration are evident. However, the water infiltration which has occurred is attrituble to the asphalt saturated felt underlayment. The underlayment is single layered, extremely, dry and brittle, providing very limited waterproofing integrity. The existing 12"x18"slate appears to have been a "Monson Black" (Maine) slate. Its present appearance is a green/gray coloration where exposes. The change in color can presumably be attributed to exposure to atmospheric contaminates, both organic and pollutants, and solar exposure. The flat seam copper roofing which line the valley between the parapet wall and the sloping slate roof at the front of the building appears to be worn and has been repeatedly coated with asphalt based coatings. The pitch box flashings which exist to flash the HVAC unit supports and piping are low and require continual maintenance. The copper flashing over the front pediment are worn, and are detached in various locations along raking cornice. The copper ridge caps are worn, and are detached in various locations. The wood framed and trimmed Cupola is deteriorated as the painted finish is worn and peeled. The wood is dry, checked and deteriorated. The copper gutters are worn and damaged, and all downspouts have been replaced over the years. Joints of the gutters are open and leaking. Page 2 Preliminary Design Report Academy of Music Theatre F" Northampton,Massachusetts INTRODUCTION The City of Northampton has retained Edwards and Kelcey of Amherst, Massachusetts to perform architectural and engineering design services for Exterior Restoration of the Academy of Music Theater. In general, the renovation work includes roof replacement and repair, masonry restoration and other PO exterior related components. The following Preliminary Design Report is provided for review to the Academy of Music Theater Building Committee. HISTORY In 1891 Edward H. R. Lyman, Merchant, Importer, Philanthropist, presented to his native city of Northampton the Academy of Music. Through a special act of the legislature, the city was authorized to accept the gift. Thus the Academy of Music became the only municipally owned theatre in the United States, so far as known. The building designed by Architect, William C. Brocklesbey of Hartford, Connecticut. Mr. Brocklesbey was a disciple of the well-known American Architect, H.H. Richardson. His influence is evident by the utilization of the native (Longmeadow, Massachusetts) brownstone masonry. Edward H. R. Lyman was born in Northampton, February 20th, 1819. A son of Judge Joseph Lyman, he attended the Northampton public schools and later entered the famous Bancroft school on Round Hill. He prepared for college but he did not enter as he thought the expense for his father would be more than he ought to assume, when his other obligations were considered. At the age of 18 young Lyman entered the employ of Blake Brothers of Boston, large dry good dealers. His ability was soon recognized and promotions came rapidly. He was made buyer for the house and made several trips to Europe. Later he was admitted to the firm and was very successful in his mercantile venture. In 1852 Mr. Lyman became a partner in the firm of A. A. Low and company, tea and silk importers, in New York, and he at once assumed an active part in the business. The firm had offices in China and Japan and did a very excessive foreign business. Under Mr. Lyman's able and energetic management the profits of the firm increased every largely. In 1875, after all partners had become wealthy, the business was closed out. After his retirement, My. Lyman built for himself an elegant brown stone house in Brooklyn Heights, designed for his winter home. He came back to Northampton and purchased the Singmaster property on Fort Hill on which he made extensive improvements, among which was a large conservatory, a he was very fond of flowers.
