Cluster open space residential developments are allowed by special permit. The overall development with the open space protection will result in a smaller footprint and will leave a buffer between this property and other properties on Haydenville Rd. Thus, sound and sight buffers and views, light, and air will be protected through permanetly protected open space to the rear of this site. B. The requested use will improve pedestrian access along this section of Route 9 through the installation of a sidewalk on the Mass Highway Right -of -Way.
