Home – Community – Planet March 9, 2012 Dewey House - Smith College Minutes of Meeting # 1– March 8, 2012 Present: Charlie Conant (Smith Facilities), Roger Cooney, Ann Ledwell, Jim Small (Wright Builders), Dino D’Angelo (Lindgren & Sharples), Laura Fitch and Ian Gasco-Wiggin (Kraus-Fitch Architects) New Business: Item Description / Discussion 1.1 Introductions, List of names to be copied on minutes (see below). 1.2 Schematic Estimate: Roger delivered list of received sub-bids and Schematic Estimate spreadsheet. He explained that he “cherry picked” the best sub-bids for insertion in the latter, and that the overall picture looks good so far (below 2,000,000 without the adds for ERV and nail base roof insulation). • 15300-Fire Protection: Dino pointed out that they will need to modify some of the existing piping at new chase locations. This will be offset by the heads (they don’t need to be replaced!). • 15400-HVAC: base plus ERV add seems to be within the budget. The deduct for radiation only (no AC) does not seem to be worth it. • 16000-Electrical: chose the low number but does not include simplex. Dino estimated this at $2-3/SF (no smokes so probably the lower number is okay). • 8600-Windows: Roger said he has other “install” numbers that are significantly lower. 1.3 Schematic Estimate: no sub-bids, allowance only • Demo: no number yet. Also recommending demo of the third floor ceilings (easier to run electric and insulate better). • Doors and hardware o Laura pointed out that AAB variance requests will not be decided until June 16. Probably not a problem. • Millwork • Acoustic Ceilings • Lift: Roger asked for clarification on shaft requirements. Laura will review with manufacturers. • Plaster 1.4 Schedule and Permitting: • Charlie to check on zoning permit and historic review. 1.5 Long lead time item - Lift • Bay State is very busy. 6-10 weeks from approved shops. Need to order by April. • AAB hearing is scheduled for June 18, but we need to move forward. Laura has sent request to move this forward. Either way she does not expect there to be any risk of not getting elevators – • Wright will survey floor-to-floor. • Laura asked if we should also look at Garavanta – not sure of response… 1.6 Long lead time item - Windows • Marvin is 4-6 weeks (8 to be safe) 1.7 Long lead time item – MEP items • Fan Coils and ERV: Dino reported that these are typically 8-10 weeks, but are not needed until the end of the job. Need to be sure that air handling unit can get up attic stair (should be okay). • Light Fixtures: also not needed until end of project. Dino will gather cuts to review next week with faculty and team (including Lorin). 1.8 What is needed from design team? • Doors: Laura asked to confirm the strategy of keeping 10 front wing doors and replacing the rest. She inquired about best method for replacement. It was decided that we should get a team meeting on-site with Larry Gile (finish carpenter) to get his input. Charlie will schedule for next Tuesday. • Sprinklers: Dino working on existing conditions, demo, etc. • Site drawings: need to review with Michael, gardens department 1.9 What is needed from design team – Specification clarifications • Division I: LF sent full blown Division 1 spec to Charlie. She requests that he review it before DD submittal. • Finishes: The “standards” that were given her may not be applicable. Laura reported that Lorin is reviewing them and will make recommendation. • Bathroom wainscot and base: same as above. • Confirm that exterior nail base insulation is “worth it” • Re-sheathing entire back wing – confirm okay with Ryan to cover existing boards. 1.10 Design input: Laura requested that Charlie schedule meeting with users to look at the interior elevations, lighting, finishes. He will try to do this next Tuesday. 1.11 Early Work: Roger asked what could be done early: • Just about anything in the basement, floor tiles to be removed next week (will be “clean”) • Can steam be shut off early? possibly • Dino: start loops • Would comings and goings be disruptive? • Seminar Rooms will not be used on the last week before graduation. 1.12 Design Development Cost Estimate: Schedule calls for DD drawings by next Thursday March 15th. Laura and Dino confirmed good progress towards this. Next Meeting: Thursday March 15, 10:00 am. Additional meetings will be scheduled for Tuesday the 13th. The meeting was adjourned.
