intention:
To receive zoning Permit approval for Phase One for construction of the new parking Jot.
Phase Two approval also requested with the caveat of further review and approval from the
Planning Department and the Review Committee regarding the Design Guidelines for
Downtown Northampton Central F)usiness District if required. The intent is to proceed
with Phase One as soon as Possible and the further refine and potentially proceed with
Phase Two in the spring of 2007.

Design Concept for Optical Studio,274 Pleasant Street, Northampton, Massachusetts
This project is a multiple phase project which upon completion will include the expansion of
the existing Optical Studio optometrist office and optical studio. The phases for the
project are as follows:
Phase One: Relocate existing parking,and entry drive to the rear of the property in orderto
expancl the capacity of the existing parking, ease vehicular access to and from the property
and to clear the proposecl footprint of a future building addition to the existing building.
Phase Two: Renovation / addition to the existing building in order to expand the
optometrist office and optical studio.The conceptual design of the addition for the building
will be according to the Design Guidelines Manual, Downtown Northampton Central
5usiness District, which places the addition along the front property line along Pleasant
Street, further enhancing the "pedestrian-scale, historical and architectural character" (from
the Guidelines). At this time, all aspects of the Design Guidelines are expected to 6e met
except the minimum building height of 50 foot(maximum 55 feet).At this time, the Owners of
Optical Studio are interested in a one story building, approximately i 6 feet high at the
parapet. The intent is to construct the addition in orcler that at some future date a second
story could 6e constructed on top of the building and then meet the design guideline
minimum.
