COMPLIANCE WITH ESTABLISHED CRITERIA
FOR FLAG LOTS AND REQUESTED WAIVERS:
Section 6.13 - Flag Lots
(a) Both plans submitted illustrate and establish that the
flag Lot has access frontage of at least 50 feet.
(b) Both plans submitted illustrate and establish that
there is access width from the front lot line to the principal
structure of more than 50 feet.
(c) The access roadway to the proposed single family
dwelling on the flag lot has no curve, therefore complies with
this sub - section, all as shown on the plan submitted.
(d) The flag Lot has an area of 12.638 acres which far
exceeds the criteria established by sub - section (d), all as shown
on said plan submitted.
(e) The plans submitted illustrate and show that the
set -backs for the dwelling are equal to at least twice the
see -back normally required for an SR district.
(E) This criteria establishes that the maximum building
coverage for a flag lot in an SR district shall not exceed 13.4%
+ / -. The oroposed flag Lot is 12.636 acres or 563,149.28 square
feet x 13.4% equals an allowed maximum coverage of 75,462 square ize
feet. The proposed single family residence is a norm

residence with square footage coverage of 3,000 to 5,
feet, as shown on said plans.
(g) Eighty -five percent (85A) of 12.636 acres equals a
total required open space of 10.7423 acres. The plans illustrate
that the open space exceeds this level.
(h) The minimum frontage requirement for an SR district is
125 feet, therefore the circle shown on one of the clans sub
mitted has a minimum diameter of one and one -half times that
amount or 187.5 feet. The proposed single family residence to be
erected is located within such circle in a manner such that no
portion of said circle falls outside the oropertv's boundary
lines.
(i) Width criteria is not applicable since the proposal
establishes only one flag lot without the utilisation of any
common driveway to be shared by more than one flag Lot.
(j) One of the plans submitted illustrates that the access
driveway shall fallow existing grades on the property which does
not exceed 4.5% and shall be of suitable construction in compli-
ance with the zoning ordinance with a TRG surface and is adequate
for vehicle access and turnaround, including moving vans,
ambulances, fire and Police. If, in the opinion of the Planning
Board, such is not the case, the applicant hereby requests a
waiver of this provision inasmuch as this is a straight drivewav
without curves to a single family residence.
(k) The Plans submitted comply with the criteria estab-
Lished under this sub - section and the recordable plan includes
the required statements.
(1) The Plans submitted illustrate the location and Lay -out
of the proposed driveway and house and states that drainage will
_follow the natural drainage Flow on the propert?. The tranrock
gravel driveway is permeable and will allow drainage directly
through its surface.
PROCEDURES
4. The Applicant is normally required to submit a site plan
together with the special hermit /site plan application. The
Applicant respectfully requests a waiver of this requirement.
Sketch Plans are attached to the Application which the Applicant
believes are sufficient to meet the criteria established for the
allowance of a flag lot.

At a meeting held on August 22, 1991, the Planning
Board of the City of Northampton voted unanimously to GRANT
the request of Robert A. Young and Mary A. Young for a
Special Permit under the Provisions of Section 6.13 of the
Northampton Zoning Ordinance to allow the creation of a flag
lot at 291 Haydenville Road, more specifically Parcels 40 and
