Stephen Brown explained that he was seeking Site Plan Approval to add a fourth unit to an existing multi-family dwelling and to remodel a third unit. The property is two hundred and twenty-seven (227) feet long and one hundred(100) feet wide, he noted. Plans include removing a garage which has a driveway and changing the existing parking area by adding two spaces, he advised. A bathroom was previously removed, he added. Actual construction will be somewhat smaller than thirty feet by thirty-five feet [as set forth in the application], Brown said. He informed members that there was plenty of open space on the property, and he had planted some trees, which he described. He was doing what he could to preserve the hemlocks in a certain area, he said. Brown noted that a nearby property on Conz Street had been refurbished as a kidney-dialysis clinic. Yacuzzo asked if Brown occupied one of the units? Brown said he now occupied three, but he hoped to make some of them into rentals. Zoning requires two parking spaces per unit required, Brown observed. When he got Certificates of Occupancy for three units, he had permission for twelve spaces, he reported. He only wanted ten now because he liked green space, he commented. He noted that he was prepared to submit written requests for any waivers which might be necessary.
