NATURE OF PROPOSED WORK:
Construction of a 3, 600 sq. Ft. Metal bldg. To include precast production area. Map 6 parcels 5 & 52.

ONDITION DF APPROVAL
1. Prior to the issuance of a building permit, the applicant shall provide sign off from teh Office of
Planning & Development (OPD) that the following items have been completed:
A. Written certification to the Office of Planning and Development and Department of
Public Works (DPW) from registered professional engineer or a registered land
surveyor documenting that no more than one acre of the site is being disturbed by
the proposed project. If more than one acre of the site is being disturbed, then a
DPW - issued stormwa ter permit will be required. No representations are being made
that DPW can or will issue such a permit.
B. The plans must be revised to show a water line consistent with DPW's 91912004
memo to the Planning Board and DPW approval of the water line must be obtained.
C. A landscaping plan shall be submitted and approved by the Office of
Planning and Development consistent with condition #4 below and section
6.5 of the Northampton Zoning Ordinance. These plans shall indicate all trees to
be saved and those to be newly planted.
2. Outdoor storage shall not extend more than 80' westerly and north - westerly of the proposed new
building. Slopes within the outdoor storage area shall not exceed three horizontal to one vertical and
shall be stabilized so that there are no signs of erosion on any disturbed site. The outdoor storage
shall only be used for pre -cast concrete septic tanks and related pre -cast products produced on site
and for drainage pipe storage.
3. No outdoor lighting shall exceed five foot candles in front of the building, four foot candles on the
side and rear foot of the buildings, nor zero foot candles at any property line. Lighting shall be
directed down so that no portion of the lamp shall be visible from off the property.
4. Prior to issuance of a certificate of occupancy, the applicant shall install the landscaping as shown
on the plans, including the buffer along the property line, the plantings along the road, and the
landscaping adjacent to the northerly existing curb cut. Any trees which are damaged or diseased
must be replaced within one growing season. Any existing deciduous trees shall be maintained in
lieu of an evergreen tree or arborvitaes planted in the same location. All mature deciduous trees
located within the area designated as the 30' buffer shall be saved. Each mature deciduous tree saved
counts toward the buffer requirement as it relates to section 6.5.

5. Prior to the issuance of a certificate of occupancy, the owner must apply for a permit to
MassHighway to close the northerly curb cut and, if a permit is granted, close the curb and match the
existing pavement line along Haydenville Road /Route 9 (if any).
6. Prior to the issuance of a certificate of occupancy, the property owner shall maintain and mark a
minimum of 14 parking spaces.
7. Prior to the issuance of a certificate of occupancy, as -built plans must be submitted to the Office of
Planning and Development and Building Commissioner showing all of the completed work and
documenting that the work detailed in this permit was be complied with.
The Planning Board granted Site Plan Approval with requested waivers based on the following plans and information submitted on the
plans, as amened by conditions herein:
1). "Site Plan 574 Haydenville Road ", prepared by Environmental Design, Inc., June 22, 2004.
In granting approval of the Site Plan the Planning Board found:
I. The requested use protects adjoining premises against seriously detrimental uses, including mitigating stormwater runoff, sound and
sight buffers and preservation of views, light, and air. The applicant will be adding a 30' vegetative buffer along the property that abuts
the SR zoning district.
2. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, minimize traffic impacts on the streets and roads in the area including the arrangement of parking and loading spaces, and
provisions for persons with disabilities. One of the two existing driveways will be closed.
The project, including any concurrent road improvements, will not decrease the level of service (LOS) of all area roads or intersections
effected by the project below the existing conditions because no additional residential units will be constructed.
3. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings
and other community assets in the area.
4. The requested use will not overload, and will mitigate adverse impacts on, the City's resources including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The
applicant will not be changing the water and sewer or other infrastructure demands from what exists on the site.
5. The requested use does not trigger compliance with special regulations set forth in the Zoning Ordinance.
6. Compliance with the following technical performance standards have been met:
A. The number of curb cuts have been reduced.
B. Pedestrian, bicycle and vehicular traffic movement on site have been separated, to the extent possible.
C. The stormwater flows from the site will sheetflow on site.
