Consolidation of Clarke Campus to Bell Hall at 35 Round Hill Rd with new 43 car parking space in the rear and 20% reduction in overall
parking demand.
Application indicates address as #45 Round Hill Road.
HARDSHIP:
CONDITION OF APPROVAL:
1)Prior to commencement of site work the following must be completed:
a. Annual stormwater management agreement must be in place in accordance with the original permit.
This will need to be finalized and signed and recorded with operations plan.
b. All easements for offsite drainage will need to be in place before commencement of work. There are
two areas where easements are necessary between future Opal and Clarke on the north property
boundary.
2. Slope Stabilization should be included for all slopes of 3:1 or greater
3. Tactile warning strips for the HC ramp going from the parking lot into the back side of Bell shall be
installed in accordance with AAB standards.
FINDINGS:
The Planning Board voted to approve the site plan for construction of a 43 space parking lot and 20% reduction in parking based on the
following plans submitted with the application:
1). Bell Hall Consolidation Site Plan By The Berkshire Design Group, Inc. Dated Sept 7, 2012, Sheets L1-L8.
The Board approved the plans upon finding that the criteria in 11.6 had been met. This parking demand behind Bell Hall does not change
the use in the building but consolidates existing school functions at this site including supporting parking.
