We propose to use the 2 and 3 floors of 378 Pleasant Street as a youth hostel/hotel.
(The first floor is currently occupied by Memory Lane Antiques.) We plan to have
occupancy between 25 -28 beds to rent on a nightly basis. Provided with a night's stay
includes a bed with linens, a small breakfast, and kitchen access in a safe and comfortable
environment.
Dormitory or private rooms will be available and prices will reflect privacy level. In the
apartment's six bedrooms, we plan to allocate four of those rooms as dorm rooms (4 -6
beds), and two as private rooms (one queen or two single beds). This is illustrated in the
included site plans and arrangements are flexible depending on zoning and code
limitations.
What we are seeking is a detailed list of what work needs to be done to bring the hostel
up to code. Work involved will potentially include bathroom additions /modifications (as
per zoning regulations), handicap accessibility, fire code, and parking.
There is an additional undeveloped 1500 square foot back building which will potentially
be included in the lease. This is a single room which could be renovated into an events
space, meeting area, or additional space for the hostel. We plan to begin renovations on
this building once the hostel is established and generates a profit (within one to two
years).
