SitePlanCriteria: 1.Nonewcurbcutsproposed.Thereare(2)existingcurbcuts,oneforeachsideofRoundHillRoad.Thewidthofthe easterlycurbcutisproposedtobeincreasedforsafetypurposesandtoallowfor2waytraffic. 1 2.Thesiteisproposedtostayprimarilyasis.Thepropertyhasanexistingnetworkofsidewalksforseparation.The existingsitehasspeedbumpstocontrolthespeedofvehicles. 3.Theresidentialandcommercialuseshavestaggeredparkingdemands.Theproposedmixeduseofthesitecoupled withitsdowntownlocationpromotepedestrian,PVTA,andbicycleaccess.PVTAscheduleswillbepostedthroughout thesite.Theexistingbikerackwillbemaintainedandadditional(5)bikerackswithtrashbarrelsareproposedforthe site.Theseareshownonthesiteplans. SitePlanʹOnsiteTraffic: Existingtrafficpatternsattheaccesspointswillbemaintained.Theincreaseinwidthfortheeasterlycurbcutwill decreaseconflicts.Wayfindingsignageisproposedforwesterlyentrancetoavoidconfusionwiththevariousbuildings. SitePlanOffsiteTraffic: 1.TheApplicanthasagreedtoprovideoffsitemitigationmeasures.Thesemitigationmeasuresareproposedtobeofa valueequaltothemitigationfee,ascalculatedperCityzoningintheapplicationmaterials. 2.TheApplicantwillbefinalizingamitigationpackagewiththeCitytoinsurecompliancewithzoningfortraffic mitigation.Seememoandcalculationssubmittedwiththeapplicationforadditionaldiscussion.Again,itis proposedthattheactualmitigationmeasuresbeequivalenttothecalculatedmitigationfeeof$102,000andthat theCityproposetheactualmitigationmeasuresassociatedwiththisproject. 3.Theproposedprojectisexpectedtogenerateadditionaltrafficbeyondtheexistingandhistoricuseoftheparcelsas aneducationalcampus. SitePlanʹWaiverRequests: 11.Existingrefuseremovalareasareproposedtoremain.Anychangeswouldbebasedontenantneeds. 12.Noproposedchangestositelighting. 13.Erosioncontrolmeasuresareshownonthesitegradingplanduetothelimitedamountofproposeddisturbance. 15.Astatementwithaccompanyingstormwatercalculationshasbeenprovidedfortheproposedraingardenassociated withtheproposedCoolidgedropoffarea.Otherwise,newareasofimperviousareminimalanddraintoexistingsite infrastructure. 2
