1)Final sketch of the proposed replacement door on Hampden Ave shall be submitted for review by staff
and CBAC chair prior to installation.
FINDINGS:
The Committee approved the cupola modification based upon the information submitted with the application and at the hearing. The
Committee determined that based on the anomolay building status that the cupola does add to the building though it is smaller in scale
than might otherwise be appropriate for theme commercial or landmark buidlings. The improvements made to the original building
dramatically change the character to benefit the district.
The Committee also approved replacement of the garage door on Hampden Ave side with a standard entry door that is consistent with the
door on the Brewster Ct side. The door will be two panel with triim and 1/2 glazed with 9 lights.
The Committee also waived a requirement that muntins go into the windows on the building.

ADD 2ND STORY To existing one-story anomaly building.

CONDITION OF APPROVAL:
1)Prior to issuance of a building permit, revised plans shall be submitted for review and final approval
by OPD and one CBAC member. Plans shall incorporate the conditions below.
2). The cupola as shown shall be either eliminated or a larger sized one shall be included in scale with
the building.
3). The siding shall be fiber cement clapboards. Shingles on the gable end are not necessary. If
shingles are not used, a different color clapboard should be selected to differentiate the gable end
from the body of the building.
4). As an alternative to the fiber cement clapboards, stucco may be used but horizontal banding shall
remain to break up the siding.
5). Dormers on the Hamden Ave side maybe eliminated, granting more space for PV panels.
6). As an alternative to installation of dormers altogether, the CBAC grants ability to construct a 9:12
minimum pitch roof.
7). The first floor horizontal overhang at the lower level shall be located on the north side of the
building instead of the south side.
FINDINGS:
The Central Business Architecture Committee approved the application for the expansion of a single story to a two story building based
upon the plans submitted with the application.
In granting approval the Committee found the project would include changes to an anomaly structure and bring more representative
features of the surrounding properties into the design. The committee granted the permit after determining that the standards in 156 had
been met.
