The purlins in both wings are not adequate for current snow loads. In the older wing, the rafters are flush with the purlins, being set in mortises, with joist hangers added in 1994 - so purlins cannot be easily sistered. Reinforcement on the sides would require cutting back the existing rafters, and would also conflict with the steel saddles that were added in 1994 (see photo). Reinforcement underneath would pose difficulties in connecting to the truss, since that is also a flush connection. The connection detail in the newer wing could not be observed at this time. The structural engineer has requested that openings be cut in the plaster at three locations. Note: See Field Report 12- 21 -11. Trusses: The timber truss in the older wing appears to have a smaller top chord than bottom chord: 7x7 versus 9x9. The 9x9 is OK, but the 7x7 would be overstressed with the new snow loads. Reinforcing truss chords is difficult in many ways, including tying the reinforcements together at the heel joint, where there is significant outward thrust at the connection between top and bottom chords. The profile and details of the trusses in the newer wing are not shown on the 1994 drawings, and also are not yet visible in the building. Again, the structural engineer has requested that openings be cut to assess this and other conditions in the newer wing. Note: See Field Report 12- 21 -11. ; Page 15 I Structural Review Ryan Hellwig, PE made the following report based on the 1994 structural drawings, section drawings. and measurements taken on site. 1. Scope of Work - Structural improvements a. Reinforcing of purlins and trusses in both sections will be required. Some reinforcing of rafters also included. b. During the renovations of the bathrooms, some water damage may be discovered due to leaks or previous cutting for piping. Reinforcement of existing floor joists in these situations may be necessary. 2. Code Review — IEBC Chapter 3 - Prescriptive Compliance Method a. Section 303 - Alterations (1) 303.3 Existing structural elements carrying gravity load. "Any existing gravity load - carrying structural element for which an alteration causes an increase in design gravity load of more than 5 percent shall be strengthened...as needed to carry the increased gravity load required by (the) code for new structures." The increase in design snow load will be more than 5% for this project, so analysis of the roof will be required, and some reinforcement may be necessary. No increase in floor live load is anticipated in this project. (2) 303.4 Existing structural elements carrying lateral load. (a) Exception: "Any existing lateral load- carrying structural elements whose demand- capacity ratio with the alteration considered is no more than 10 percent greater that its demand - capacity ratio with the alteration ignored shall be permitted to remain unaltered." There will be no increase in the lateral load demand - capacity ratios, so this exception applies to this project. The original building is over 175 years old. Over the course of its life, it has been modified many times, including having been moved twice. No complete, accurate structural drawings are known to exist. Sagging is noticeable in some locations, particularly of the old wing. Given the age and history of the building, such deformations are to be expected. In the 1994 renovation, some repairs were made to the existing structure, including restoring diagonal timbers and wooden pegs in the roof trusses, and reinforcing some rafters in the old wing, and installing some additional floor beams, columns and footings in the new wing. The drawings for that work call for structural loads per the 5th edition Massachusetts State Building Code. It is presumed that the repairs were made in accordance with those loads. However, the snow load in that edition was only 35 psf. The current. 8th edition requires a 42 psf snow load for the area of Northampton when the roof is well insulated, which is a 20% increase to 35 psf The floor live loads in the 5th and 8th editions are the same. Rafters: The rafters in the older wing are 3x7 spaced at about two foot centers, and in the newer wing the 1994 drawings show them as 2x9 at 20 inch centers. Rafters in both older and newer wings are adequate for current snow loads, assuming that they are in good condition - no rot, excessive checking, out -of -grade knots, or similar damage or strength - reducing defects.. Note: The sizing of rafters and purlins in the newer wing are shown on the 1994 drawings but the actual conditions are not visible. Purlins: Purlins in both older and newer wings are NOT adequate for current snow loads. Page 14 Massachusetts Plumbing Code Based on 248 CMR 10.00: Uniform State Plumbing Code Table 1: Minimum Facilities for Building Occupancy Post - Secondary Education Calculations: Occupants: 170 on three levels, presumably mostly women as this is a women's college. Toilets: • Female: 1 toilet per 90 occupants 4 2 toilets total — complies with 4 toilets • Male: 1 toilet plus 1 urinal per 180 occupants -� 1 toilet total - complies Lavatories: 1 per 180 occupants 4 1 per toilet room - complies Service Sink: 1 per floor — none on third level, no room to add one Drinking Fountain: 1 per 75 occupants — none existing — one will be added on the first and second levels, but not on the third level due to constraints. Page 13 International Energy Conservation Code Based on 2009 IECC Chapter 1: Administration 101.4 Applicability 101.4.1 Existing Buildings: Except as specified in this chapter, this code shall not be used to require the removal, alteration or abandonment of, nor prevent the continued use and maintenance or, an existing building or building system lawfully in existence at the time of adoption of this code. 101.4.2 Historic Buildings: Any building... certified as a contributing resource with a ...locally designated historic district... are exempt from this code — probably applicable, letter of determination is in progress. 101.4.3 Additions, alterations, renovation or repairs: ...shall conform to the provisions of this code as they relate to new construction without requiring the unaltered portion(s) of the existing building or building system to comply with this code. An addition shall be deemed to comply with this code if the addition alone complies. Exceptions: many are listed — some may prove relevant 1. Storm windows installed over existing fenestration Page 12 • 1. Existing stairway shall not ...comply with... Section 1009... where the existing space and construction does not allow a reduction in pitch or slope. Commentary: According to exception 1, if an existing stairway was built with a steeper rise/run ration than permitted in the current code, the stairway can be replaced with the existing configuration. At his point there is no intention to rebuild any of the non - compliant stairs. 2. Handrails: extensions don't need to comply with 1012.6 if hazardous. 303.3 Existing structural elements carrying gravity load: Any... structural element for which an alteration causes an increase in design gravity load of more than 5 percent shall be strengthened, supplemented, replaced or otherwise altered as needed to carry the increased gravity load required by IBC for new structures. The cumulative effect of the load increase since original construction shall be considered. — Insulation increases the snow load increase live load by 5% According to Ryan Hellwig, this will affect the roof framing only and has detailed reinforcement to trusses to address this. 303.3.1 Design live load: where the alteration does not result in increased design live load... 303.4 Existing structural elements carrying lateral load — According to Ryan Hellwig there is no increase to the lateral loading of the building under this project. 303.4.1 Seismic: 304 Repairs 304.1: ...shall be repaired in conformance to this section and section 301.2 304.1.1 Dangerous conditions: ...the code official shall have the authority to require elimination — to the best of architect's knowledge there are no "dangerous conditions" 304.2 Substantial structural damage to vertical elements of the lateral - force - resisting system. - — to the best of architect's and structural engineer's knowledge there is no such damage. 304.3 Substantial structural damage to gravity load - carrying components: ...Nondamaged gravity - load - carrying components that receive... snow loads from the rehabilitated components shall also be rehabilitated or shown to have the capacity to carry the design loads — to the best of architect's and structural engineer's knowledge there is no such damage. 304.4 Less than substantial structural damage:... repairs shall be allowed that restore building to its pre- damage state... 305 Fire Escapes — not relevant 306 Glass replacement— probably not relevant 307 Change of Occupancy — not relevant 308 Historic Buildings: The provisions of this code... shall not be mandatory for historic buildings where such buildings are judged by the building official to not constitute a distinct life safety hazard. Commentary: The most important criterion for the application of this section is that the building must be essentially accredited as being of historic significance by a qualified party to agency. Consideration for "how the intent of the code, if not the letter, will be achieved" — we have a letter of determination from Mass Historic for our AAB application. It does not appear that we need to use this relief, but may be a consideration in addressing code compliance issues during construction. 310 Accessibility —> 521 CMR Page 11 1604.11 Snow Load: 55 pounds Wind Speed: 100 MPH Existing Building Code Based on International Existing Building Code 2009 and Massachusetts Amendments 3401.1 Scope: Chapter 34 of IBC 2009 is deleted in its entirety. The alteration, repair, addition, and change of occupancy of existing buildings shall be controlled by...IEBC 2009 and its appendixes, and as modified with Massachusetts Amendments... 101.5 Compliance Methods: ONE approach chosen, cannot combine in any way. 101.5.1 Prescriptive: comply with Chapter 3 — Hal Cutler, Building Code specialist says that the Mass Board of Building Regulations and Standards determined that this method can only be for buildings constructed under the 6th and 7 editions. Louis Hasbrouck stated in email on 5/23 that this decision was reversed and that this can still be used by ALL existing buildings - This is the method selected for this project as it is generally viewed as being the most straight forward 101.5 .4 Investigation and Evaluation Evaluation of the following: design gravity loads, lateral load capacity, egress capacity, fire protection systems, fire resistive construction, interior environment, hazardous materials, and energy conservation ...may be required if impacted by the proposed work — completed by project teams according to their discipline. Chapter 3: Prescriptive Compliance Method: 301.2.2 New and replacement materials: except as otherwise required or permitted by this code, materials permitted by the applicable code for new construction shall be used. Like materials shall be permitted for repairs and alterations, provided no hazard to life, health or property is created... 302 Additions 302.1 Additions... shall comply with...IBC. Alterations to the existing building or structure shall be made to ensure that eh existing building...together with the addition are not less conforming... than the existing building... was prior to the addition. An existing building together with its additions shall comply with the height and area provisions of ...IBC. — the existing building with a small addition for an elevator complies (with sprinkler system increase for height). 302.3.1 Design live load: Where the addition does not result in increased design live load, existing gravity load - carrying structural elements shall be permitted to be evaluated and designed for live loads approved prior to the addition. If the approved live load is less that that required by Section 1607 of the IBC, the area designed for the nonconforming live load shall be posted with placards... 302.4 Existing structural elements carrying lateral load: where the addition is structurally independent of the existing structure, existing lateral load - carrying structural elements shall be permitted to remain unaltered. 303 Alterations: 303.1 Except as provided by 301.2 of this section, alterations to any building... shall comply with the IBC for new construction. Alteration shall be such that the existing building or structure is no less conforming to the provisions of the IBC... Exceptions: Page 10 rating not less than the floor assembly penetrated, but need not exceed 2 hours. Exit enclosures shall lead directly to the exterior of the building or shall be extended to the exterior of the building with an exit passageway conforming to the requirements of Section 1023, except as permitted in Section 1027.1. - none of the exceptions apply, therefore we cannot remove the enclosure at the top of the curved stair without an variance. Exceptions: 1. In all occupancies, other than Group H and I occupancies, a stairway is not required to be enclosed when the stairway serves an occupant load of less than 10 and the stairway complies with either Item 1.1 or 1.2. In all cases, the maximum number of connecting open stories shall not exceed two. 1.1. The stairway is open to not more than one story above its level of exit discharge; or 1.2. The stairway is open to not more than one story below its level of exit discharge. 1022.2 Termination. Exit enclosures shall terminate at an exit discharge or a public way. Exception: An exit enclosure shall be permitted to terminate at an exit passageway complying with Section 1023, provided the exit passageway terminates at an exit discharge or a public way. — the existing stair discharges to corridor which is NO7'fire -rated — this is okay for IEBC, but maybe not if it is modified 1023 Exit Passageway 1023.3 Construction. Exit passageways shall be constructed as fire barriers in accordance with Section 707 or horizontal assemblies. An exit passageway shall not be used for any purpose other than as a means of egress. 1027 Exit Discharge 1027.1 General. Exits shall discharge directly to the exterior of the building. The exit discharge shall be at grade or shall provide direct access to grade. The exit discharge shall not reenter a building. The combined use of Exceptions 1 and 2 below shall not exceed 50 percent of the number and capacity of the required exits. Exceptions: 1. A maximum of 50 percent of the number and capacity of the exit enclosures is permitted to egress through areas on the level of discharge provided all of the following are met: 1.1. Such exit enclosures egress to a free and unobstructed path of travel to an exterior exit door and such exit is readily visible and identifiable from the point of termination of the exit enclosure. - complies 1.2. The entire area of the level of exit discharge is separated from areas below by construction conforming to the fire- resistance rating for the exit enclosure. — probably the archaic construction of the basement would comply 1.3. The egress path from the exit enclosure on the level of exit discharge is protected throughout by an approved automatic sprinkler system. All portions of the level of exit discharge with access to the egress path shall either be protected throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, or separated from the egress path in accordance with the requirements for the enclosure of exits. - complies Page 9 o Offices: 2,034 SF / 100 4 21 occupants • 3r floor: o Offices: 1,073 SF / 100 - 11 occupants 1006 Means of Egress Illumination 1006.1 All means of egress (including exit discharge) shall be illuminated at all times the building is occupied... — shall comply 1007.1 Accessible means of egress are not required in alterations to existing buildings. 1008.1.10 Panic and fire exit hardware. ... and doors serving rooms or spaces with an occupant load of 50 or more in a Group A or E occupancy shall not be provided with a latch or lock unless it is panic hardware or fire exit hardware. — Note: accessory assembly is defined as B -use in this building because it is less than 750 SF, therefore no panic devices are required from assembly space or building. Electrical rooms — Not required for new electrical room as service is only rated 200A 1016.1 Travel distance limitations. Exits shall be so located on each story such that the maximum length of exit access travel, measured from the most remote point within a story along the natural and unobstructed path of egress travel to an exterior exit door at the level of exit discharge, an entrance to a vertical exit enclosure, an exit passageway, a horizontal exit, an exterior exit stairway or an exterior exit ramp, shall not exceed the distances given in Table 1016.1. B Use: 300 feet (with sprinkler) - complies 1021 Number of Exits and Continuity 1021.1 Exits from stories. All spaces within each story shall have access to the minimum number of approved independent exits as specified in Table 1021.1 based on the occupant load of the story -2 per floor, complies 1021.2 Single exits. Only one exit shall be required from ... stories of ...buildings as indicated in Table 1021.2. Occupancies shall be permitted to have a single exit in buildings otherwise required to have more than one exit if the areas served by the single exit do not exceed the limitations of Table 1021.2. — this section was calculated to determine if historic curved stair could be opened at top — it is not however applicable so stair will remain closed 1021.3 Exit continuity. Exits shall be continuous from the point of entry into the exit to the exit discharge. 1021.4 Exit door arrangement. Exit door arrangement — Note: this is not the case from one of the third level stairs that ends at the second floor. However, there are still two choices on the second level to other stairs. 1022 Exit Enclosures 1022.1 Enclosures required. Interior exit stairways and interior Exit enclosures shall have a fire - resistance rating of ...not less than 1 hour where connecting less than four stories. Chapter 5: General Building Heights and Areas Table 503 Allowable Height and Area Use Group B: Type VB Construction 4 2 stories, 9,000 SF per floor Existing building is 3 stories with 4,690 SF footprint (including ramp and porch), the existing building has a sprinkler system (which presumably meets 903.3.1.1) - Dewey House appears to comply with sprinkler system increase for height. Use Group B: Type VA Construction 4 3 stories, 18,000 SF per floor Chapter 6: Types of Construction Type VB (5B): Combustible, Unprotected — this is the assumed classification Chapter 7: Fire and Smoke Protection Features 708.4 Fire - resistance rating. Shaft enclosures shall have afire- resistance rating of not less than 2 hours where connecting four stories or more, and not less than 1 hour where connecting less than four stories. - lift shaft wall shall be 1 -hour. 705.5 Fire- resistance ratings. Exterior walls shall be fire- resistance rated in accordance with Tables 601 and 602 and this section. Greater than 30' = 0 rating 708.6 Exterior walls. Where exterior walls serve as a part of a required shaft enclosure, such walls shall comply with the requirements of Section 705 for exterior walls and the fire- resistance -rated enclosure requirements shall not apply. 708.7 Openings. Openings in a shaft enclosure shall be protected in accordance with Section 71.5 as required for fire barriers. Doors shall be self- or automatic- closing by smoke detection in accordance with Section 715.4.8.3. - Table 715.4 requires 1 -hour door for lift shaft. Chapter 10: Egress 1004 Occupant Load • Basement Level: o Offices: 3,275 SF / 300 4 11 occupants • Main Level: 138 occupants o Accessory Assembly Room A: 575 SF / 7 4 82 occupants o Accessory Assembly Room B: 290 SF / 7 4 42 occupants o Office / Lounge: 1,350 SF / 100 4 14 occupants • 2nd floor: Page 7 would otherwise have to extend above the historic eave line, the latter seems reasonable and is recommended. An Application for Variance is in process with a hearing scheduled for June 18 2012. The following sections are of particular relevance, although there may be some other minor items that would need changes. 26 Doors: First floor should be made to fully comply. Variances for upper level doors is in process. • Width: 32" clear - first floor door widths comply, all upper level doors do not and should be made to comply except as per variance request. • Clearances - most of first floor doors comply (with exception at Rm. 102 which has alternative access through adjoining room), many upper level doors cannot be made to comply without moving partitions (variance requested) • Hardware - Only doors off the back hall on first floor comply, all hardware will be replaced even if door widths and clearances do not comply (except per variance request). 27 Stairs • The new egress stair: presumably complies. • Curved Historic Stair: complies for nosings, needs a second handrail • Stair from 2 to 3rd floor: This stair is scheduled to remain. A second handrail will be added, although discontinuous. 28 Elevators: An elevator is required for this building for this level of work. It is technically required to serve all public levels. A variance is in process for a lift serving first and second floors. 30 Public Toilet Room: The first floor toilet room complies, the second floor toilets will be made to comply, and a variance is in process for the third floor. 32 Kitchens: New kitchenettes will comply. 34 Storage: New cabinets will comply. The upper floor office closets appear to comply for side reach. 39 Controls - shall comply 40 Alarms: if emergency warning systems are provided, then they shall include both audible and visual alarms - shall comply 41 Signage - shall comply Page 6 Other Egress Items • Exit Access: All exit access appears to be sufficient in width and configuration. • Exit signs: Appear to be sufficient in number and location. These will however be modernized. • Means of Egress Illumination: There are emergency lights in halls and stairs. These will however be modernized. • Accessible Means of Egress: is NOT required for alterations to existing buildings, nor is it required by AAB code. Fire Separation Assemblies • Stairs: o Stair tower (basement to 3` floor) —fully separated, complies o Interior basement stair — fully enclosed, presumably with rating, sufficient for existing building. o 1s — 2nd stair — existing smoke partition at top appears sufficient for existing building. o 2 " — 3` stair — enclosed (doors have magnetic hold opens) but with some office doors opening into it; some modifications to the enclosure may need to be made if stair is rebuilt. • Incidental Uses o Furnace and boiler rooms: not applicable (fed by steam lines from external power plant) • Corridor Separation: not required for B use. • Floor Ceiling Assemblies (basement ceiling): none required for VB building type with B use except as noted above for incidental uses. Fire Protection and Alarm Systems: Please refer to the Narrative Report by Lindgren and Sharples, dated April 28, 2012. Plumbing Much of the existing plumbing piping and fixtures are to be replaced throughout the building and will be code compliant. There is no change of use so full compliance with the code for total number of fixtures and their location is not required at this time. There are however sufficient number of toilets. There are custodial closets with sinks on first and second floor. Drinking fountains will be added at first and second floors (2 total). Energy Conservation: Only changes (Additions, alterations, renovation or repairs) to the building envelop (including replacement windows) and mechanical and electrical systems are required to comply to the IECC at this time. Although not required, work will include extensive air sealing and insulation of attic and exterior walls. Handicap Access: The proposed work amounts to far greater than 30% of the full and fair cash value of the building and therefore the full building must be brought into compliance with 521 CMR. However, the building is "eligible for listing in the National or State Register of Historic Places" (and is partially within the elm street historic district) which qualifies the building for "alternative accessibility. A Letter of Determination was received and included in variance application to AAB (see below). A critical decision was made by the owner to apply for a variance for elevator access to third floor and several other aspects of the code. The latter is enclosed at the top with a glazed partition and door. The stair leads to the Front Hall which has an exit directly to the exterior — complies for existing buildings • Third Floor: There are two (2) exits, one (1) into fully enclosed fire stair which exits directly to the exterior, one (1) into a semi - enclosed historic L- shaped stair. The latter is enclosed at the top and bottom (with closers on magnetic hold opens at the 2 floor level). From the second floor level egress is into egress access corridors to the two stairs listed above — complies for existing buildings Egress Width: All egress components are of sufficient width for the occupant load and use with the possible exception of the basement interior stair and the third floor interior stair. — complies for existing building. If the stair to the third floor is replaced it may need to be widened although existing building code does allow for exceptions if there is not sufficient space (303.1 exception 1). Page 4 Executive Summary of Code Compliance Report The purpose of this code analysis is to determine the extent to which the existing Dewey House will need to be brought up to various codes. The starting assumption is that basic building envelop, bathroom, and finish improvements are needed. Additional items are triggered by this level of work, and have been investigated below. Any structural assessment is preliminary. There have been many structural modifications over the years. The majority of the original structure and the modifications are hidden from view. Further assessment will be required as demolition and reconstruction begins. This study is not all- inclusive. It is based on educated assumptions regarding existing conditions. Indication of "code compliance" within this study does not represent a guarantee on the part of the architect that the existing conditions meet all aspects of the code, but rather that they appear to meet the critical life safety aspects of relevance to the proposed use and modifications. It should also be noted that THREE NEW codes have been reviewed for this report and that the building commissioner of the City of Northampton has indicated that many aspects of the code are not yet fully understood by the state code officials. Page 3 Background Background — Dewey House: Original Construction: 1827 Style: Greek Revival: Architect Ithiel Town Early History: Named for Judge Charles Dewey, one of Northampton's distinguished citizens whose heirs sold it and much of the original Smith College campus to the newly established college in 1871. In 1875 it housed the entire college of "fourteen young ladies" who were Smith's first students. History of Changes: The building was moved twice. It was moved in 1898 to its present site when the ell was added to make room for more students. At some point the attic level of the original building was occupied as a dormitory. Apparently chords of the original heavy timber roof trusses were removed for this purpose and may have been the cause of some of the severe deformity of the building. In 1994, diagonal chords were reintroduced to these trusses under the direction of Brennan & Partners, Inc. Presumably the attic level was abandoned at this time. Many holes were cut in the plaster ceiling to do this and other structural repairs. They were never patched and are a direct conduit for warm air to get under the roof sheathing. This is an extreme energy by-pass and is likely to be cause of ice- damming. Modifications for handicap access (new ramp and porch on south and accessible toilet room) and modernization of the first floor back wing were made in 1994. Historic Building, Districts, Etc. Dewey House is located almost entirely outside of the Elm Street Historic District. However, Wayne M. Feiden, Director of Planning and Development for the City of Northampton pointed out that the north east corner of the building is within the district (see maps in Appendix A) and stated in an email correspondence "the boundary is exact, so if you are doing work on that northerly corner, you need a permit from Elm Street, and otherwise you don't ". Activation of any tamper switch shall send the appropriate signal via the Simplex System to the Campus Security Department. Security Department personnel will relay alarm information to appropriate responders as required. 3.0 Test Criteria: All features, devices, components, and modes of operation shall be tested for acceptance in accordance with the code and NFPA 72. Smoke detectors shall be activated using a magnet per the manufacturer's recommendations and all pull stations shall be activated by opening and upon activation of each device the proper operation of the Fire Alarm System shall be checked for proper operation including annunciation at the Fire Alarm Control Panel and transmission of an alarm signal to the Public Safety Department. Emergency power supply for the fire alarm panel shall be supplied by battery packs located at the FACP. 6. Red exterior strobe and key box in accordance with local requirements shall be located outside the main entryway of the building. C. This project does not include any special design considerations or anticipated deviations from the code requirements. D. Duct smoke detectors, tamper and flow switches shall be provided and installed where required as shown on the construction documents. E. Carbon monoxide detection is not required. 2.0. Sequence of Operation: A. The activation of a fire alarm initiating device will send a signal via the Simplex FACP to the Supervised Campus Security Station at Smith and Mount Holyoke Colleges. The alarm shall then be relayed the appropriate responders including the City of Northampton Fire Department. The newly installed system will be instantly and continuously monitored as part of the campus network system. All areas of the building are protected by the fire alarm system in accordance with Code. This fire alarm system is designed to detect fires normally associated with this type of facility. The system can be activated manually through the use of manual pull stations. The system shall be activated automatically via heat detector, duct smoke detector or flow switch. The system can also be activated automatically via common area smoke detector; activation of a single system smoke detector will await verification. Upon confirming the presence of smoke, the system shall initiate the fire alarm sequence of events. L &S 1718 Page 5 3.0 Equipment A. The upper floors are designed for light hazard occupancy. The density is .1/1950 square feet with a100 gpm hose allowance. B. The areas throughout the building that are ordinary hazard, such as storage and mechanical space, the system will be designed to ordinary hazard group, density with 250 gpm added for hose stream. 5.0 Special Design Criteria A. All sprinklers in mechanical equipment spaces shall be fitted with wire cages. 6.0 Test Criteria A. All sprinklers and standpipe systems shall be tested in accordance with NFPA 13. Complete system flow test will be conducted and test and flow certificates issued. SECTION 5- FIRE ALARM SYSTEMS 1.0 Basis of Design A. System connected smoke detectors will be installed in common rooms, corridors, stairwells, equipment rooms and storage rooms. System heat detectors will be installed in select mechanical areas where shown on the plans. Activation of any system smoke or heat detector will initiate the fire alarm system sequence of events. A fire protective signaling system will be installed in accordance with 780 CMR and NFPA 72. B. Fire protection signaling and detection devices in this building will include the following features: 1. Manual pull station within 5 feet of each exit door, and at all entry points leading to an egress stairway. All pull stations shall be dual action. 2. Audio notification devices as shown on plans.
