In regards to the property located at 206 King St., owned by Jim Demers of
Family Wireless and Demers Family Realty, we, Custom Design Builders, have submitted
an application to renovate the current building. This renovation would consist of work
to be performed of internal nature only and would be completed within a two to three
week time period. The work to be completed consists of removing the walls that make
up the current stairwell to the basement from the front section of the building (Family
Wireless storefront) to allow for a more open and effective area for the operation of the
business. This stairwell is one of two current entrances to the basement area. This
stairwell currently has a full ceiling to the second floor and does not have any load
bearing walls above it from the second floor.
Our proposed work scope is to remove the walls and inspect the framing to see
what structural work would be required at that time due to the age of the building and
lack of knowledge of what exists within the ceiling at this present time. We understand
that once the walls are removed that a header or beam would be required and would be
supported by a post (as drawn on sketch) to the basement which is also supported in
this area by a structural beam. The stairwell would then be replaced by appropriately
sized floor joists, sub floor plywood, and new flooring once complete. In addition to this
work, the other renovations would entail removing the existing slat board on the walls
that currently serves as displays, and would be replaced by new sheetrock. Please
contact me if you need any additional information as we have a deadline implemented
