Dear Mr. Jasinski,
I have reviewed your zoning permit application to demolish the existing garage and build a new
garage on your property at 11 Fair Street.
You are allowed by the city's zoning ordinance to demolish and rebuild the garage as you have
proposed. You will, however, need to obtain approval from the Conservation Commission because your
property is in the Special Conservancy (SC) zone.
You will also need to meet the requirements of the state building code for construction in a flood
zone. Without going into too much detail, the code requires that the building be made "flood proof" and
that the plans be prepared by an engineer. Here's the code section:
R322.1.12 Construction documents. The construction documents shall include documentation
that is prepared and sealed by a registered design professional that the design and methods of
construction to be used meet the applicable criteria of this section.
