Dear Ms. McCann:
Pursuant to your request, we have reviewed certain Northampton Registry of
Deeds records regarding your ownership of three lots in a subdivision on Morningside
Drive and Country Way in Northampton. The specific lots are identified as follows:
1. Lot 38, Assessors Map 12C, Lot 101;
2. Lot 43 -44, Assessors Map 12C, Lot 97; and
3. Lot 47, Assessors Map 12, Lot 27
Attached is a schedule showing the various, relevant conveyances of the various
lots located in the subdivision.
The Northampton Zoning Bylaw was adopted on July 22, 1975. Based on our
review, and as you can see from the attached plan, at the time that the Zoning Bylaw was
adopted, you owned Lots 30, 31, 38, 43, 44, 47 and A. As you can further see, none of
Lots 38, 43, 44 or 47 abutted Lots 30, 31 or Lot A.
Consequently, it is our opinion that at the time the Northampton Zoning Bylaw
was approved, neither Lot 38, Lot 43 -44 or Lot 47 abutted any other lot which was
owned by you.

It is my understanding that with this information, you intend to approach the
Northampton Planning Board and request approval of each of the three Lots as a
"grandfathered" building lot.
