QUITCLAIM DEED
The City of Northampton, Massachusetts, a municipal corporation with an address of 210 Main
Street, Northampton, MA 01060 (the "Grantor" and "City");
in consideration of Two Thousand Dollars ($2,000.00) paid;
Grants to Atwood Drive LLC, a Massachusetts limited liability company, with an address of 196
North Pleasant Street, Amherst, Massachusetts (the "Grantee ");
With QUITCLAIM covenants;
Lot #4, as shown on a plan recorded in the Hampshire County Registry of Deeds in Plan Book 71,
Pages 4 and 5, excepting that portion conveyed by deed recorded in Book 1517, Page 416. Being the
same parcel as described in deed of Community Savings Bank to the City of Northampton recorded
in Book 2252, Page 41. Said parcel being bounded and described as follows:
SOUTHERLY by land now or formerly of Sun Oil Co., sixty and seventy -seven one hundredths
(60.77) feet;
WESTERLY by Atwood Drive, five (5) feet;
NORTHWESTERLY by Atwood Drive, approximately fifty -three and sixty -nine one hundredths
(53.69) feet; and
EASTERLY by the remainder of Lot #4 by a line parallel with the westerly side line of Route 5
approximately twenty (20) feet.

This deed creates no new boundaries. Meaning and intending to convey all of the Grantor's
remaining interest in the aforementioned Lot 4.
Reserving to the Grantor the perpetual exclusive right and easement to reconstruct, repair,
maintain, operate, use, inspect, and patrol any existing buried water, stormwater, and
sanitary sewers.
Said parcel to be merged with existing land of the Grantee located to the south of this locus.
