1)1. Prior to final sign off, the applicant must submit an as-built showing that the installed lights meet
the standard shown on the plans not to exceed 53 foot-candles average and not exceed 73 foot-
candles at any one point and with cutoffs shown.
2. Light levels shall be 0 at the property boundary.
3. Lighting shall be turned off not later than 1 hour after the end of play.
FINDINGS:
The Planning Board approved the request for higher light levels than allowed in the ordinance to be installed for the new Field Hockey turf
field based upon the information submitted with the application.
The Board determined that the following site plan criteria had been met:
1. The requested use protects adjoining premises against seriously detrimental uses. Lighting will be 0 at the property boundaries and
have full cutoff fixtures.
2. The requested use will not have an effect on convenience and safety of vehicular and pedestrian movement within the site and on
adjacent streets, roads in the area.
3. The requested use will have no effect on the relationship of structures and open spaces to the
natural landscape, existing buildings and other community assets in the area. The existing light poles will be replaced with more energy
efficient state-of-the-art stadium lights that are directed on the field and fully shielded.
4. The requested use will not overload resources. The lighting is more energy efficient than the existing lights.
5. The requested use meets any special regulations set forth in the Zoning Ordinance. There is no current standard for stadium lighting.
The Board reviewed the project with guidance from information at the International Dark Sky Association and recommendations for
lighting of sports fields.
